🔐 New Gate Access System
If you have not yet registered your NTTA Toll Tags with our new MyQ / LiftMaster gate access system, please take a moment to do so. You can find the registration form under the Gate Access tab on the community website.Some recent electrical repairs were necessary in order to install the new entry system, and those repairs have been completed. As we approach the finish line of this project, we urge any homeowners who have not yet registered their Toll Tags via the Association’s website to please do so as soon as possible.
🔐 Amenity Center Repairs
This week, the insurance carrier has informed us that they are nearing the end of the adjustment process to come to an agreement with our vendors. That said, we will be moving forward with the repairs almost immediately, and the community should see those progress as soon as early next week. We are excited to have our amenities brought back online for the community, and we appreciate the homeowners’ patience throughout this process!
🚧 Front Entrance Fence Replacement
We are in the process of replacing the front entrance fencing. Currently, we are still waiting for the vendor to provide the correct wood sample before we can move forward. We’ll keep the community updated as the project progresses.
🚗 Speeding in the Neighborhood
Speeding continues to be a concern in Montalcino Estates. Essex and the Board are actively working with our attorney to establish reporting and affidavit process. Enforcement actions and violations will begin soon to help curb this ongoing issue.
Please remain aware of the posted speed limit signs throughout the community – in addition to reminding your young drivers - as there are many driveway blind spots and kids at play in our community.
🌊 Pond Erosion – 2025 Priority Project
Pond erosion has been identified as a priority for 2025. An onsite inspection and walkthrough has been rescheduled for next week, and we anticipate beginning the project in July 2025, pending final approval from the Declarant.
🌙 Street Lights – Night Drives in Progress
Our team is currently conducting night drives through the community to identify streetlights that remain on during the day. These lights will be serviced by an electrician to ensure they are functioning properly and conserving energy. Thank you for your patience as we work to improve lighting efficiency.
🗑️ Compliance Reminder – Trash & Recycling Containers
A friendly reminder to place trash and recycling containers at the curb by 7:00 AM on your scheduled pickup day, and to store them away by the end of the same day. Containers left out for extended periods may result in a compliance notice. Let’s all work together to keep our neighborhood clean and tidy.
