Important Gate System Replacement Information

We are pleased to be reaching out to inform the residents that the gate motor and system replacement will be starting this week. It is imperative that homeowners read through this brief letter to ensure a streamlined process.

Beginning this week, the Association’s vendor will be replacing all four (4) motors at the Montalcino Blvd entrance/exit, we anticipate this to be completed before the weekend. The motors will still be connected to our older system, for the time being, to enable homeowners to keep accessing the gates per usual.

Over the next week or so, we will be installing the new LiftMaster CAPXM, a great upgrade from the current keypad at the guard shack. You can find more information on this new device here: https://www.liftmaster.com/smart-video-intercom-m/p/CAPXMMC#overview.

One aspect of the new system is that it will be compatible with your toll tags – yes, even the newest ones! Homeowners will have an option of setting up their toll tag with our system for gate entry or managing the gates through a mobile app on your phones – or they can utilize both.

The main purpose of this letter applies to those homeowners that would like to utilize the toll tag capabilities, which we assume will be >90% of the community. In an effort to have this process move as effortlessly as possible, we ask homeowners visit the below link on the Association’s website and fill out our Online Form:

Please note that there are some vehicles that contain a high metal content, which inhibits the gate system from reading the toll tag. If this is your case, you may request a headlight tag from NTTA (there may be a cost), or you can request a headlight tag from Essex Association Management at $40/each.
